Pre-Listing Inspection

You want to know before they do! If you are thinking about placing your home on the market, it’s important to know what someone who is thinking about purchasing your home will find or may find while conducting their own inspection. By being pro-active, you can alleviate any issues during the selling process by addressing problems that could come up.

A pre-listing inspection is no different in prepping your home than washing the windows, painting the kitchen or clearing out the garage. You want to make sure that all your “i’s” are dotted and your “t’s” are crossed.

Upon completion of your Pre-Listing inspection, Tri State Inspection will provide you with a detailed report in which you can use to correct an issues or to help sell the house by showing the homes “wellness” report.

Existing Home Inspection

Know what you are buying before you commit. A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will operate all plumbing fixtures. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.

New Construction Inspection

New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder’s Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder’s policy. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be printed on site and all questions will be answered.

Radon Inspection

Radon is an invisible and odorless radioactive gas which occurs naturally from decaying uranium beneath the earth’s surface. Although you cannot see, smell, or taste radon, it is there and may be a problem in your home or office. Radon gas rises through the soil and seeps through cracks, holes, and drain pipes in the foundation or basements of buildings. Radon gas can be found all over the United States, and according to the U.S. Environmental Protection Agency (EPA) 1 out of every 15 homes in the United States has high levels of radon gas.

Tri State Inspection will install a radon testing unit for 48-72 hours. The reading will be available at the end of the test. There is no waiting for test results.
